Paula Forshee
Founder and CEO
Paula M. Forshee is the Founder and CEO of Catalyst Property Solutions, a privately held real estate management and investment firm specializing in multifamily, single-family, and homeowner association management. Recognized for her boutique, hands-on leadership style, Paula and her team develop customized strategies tailored to each client’s unique objectives. Her expertise includes distressed asset turnarounds, value-add renovations, operational restructuring, and receivership management across 42 states.
Having grown up in the rental housing industry, Paula built a strong operational and investment foundation early in her career. Prior to founding Catalyst Property Solutions, she spent the majority of her career with Gross Investments, where she served as Chief Operating Officer. In that role, she gained extensive experience in acquisitions, underwriting, property repositioning, and portfolio operations. Paula played a key role in the sale of the Gross portfolio to TVO North America and later joined TVO as COO, overseeing U.S. operations and helping launch TVO Europe in the Czech Republic.
Since founding Catalyst in 2010, Paula has expanded the company into a network of affiliated businesses, including Catalyst HOA Solutions, Catalyst Capital, and Blue Marlin Maintenance. Throughout her career, she has led due diligence initiatives, large-scale renovation projects, lease-up strategies, insurance claim resolutions ranging from $50,000 to more than $10 million, and acquisitions utilizing both personal and investor capital.
Paula has also served as a court-appointed Receiver for more than 100 properties nationwide, many of which faced severe operational and financial distress, including squatters, elevated crime, deferred maintenance, political scrutiny, and media attention. Under her leadership, these communities were stabilized through rapid operational improvements, resident-focused solutions, close collaboration with local law enforcement, and restored relationships with municipal stakeholders by consistently delivering on commitments made.
An active and respected leader within the real estate industry, Paula has served on the Houston Apartment Association Board of Directors, the Political Action Steering Committee, the Fair Housing Committee, and as a National Apartment Association Delegate. She also co-founded Grateful Americans Charity, an organization dedicated to helping veterans rebuild their lives.
Paula is a graduate of Sam Houston State University and a member of the Delta Tau Alpha National Honor Society. She leads Catalyst with a philosophy grounded in integrity and accountability: “Doing what is right, not what is easy.”
Jacob L. Scruggs
Owner, Blue Marlin
Jake opened Blue Marlin Maintenance & Services in May 2015. He is an HVAC state licensed contractor who has over 13 years of remodeling and build-out experience. He enjoys hunting and fishing in his free time and resides in Huntsville, TX, with his wife Lauren, their two children, and will welcome their third child in the upcoming new year of 2021.
Cindi L. Rickman, J.D.

Ms. Rickman is a Real Estate Broker and Attorney. She recently joined Catalyst as the Designated Broker. She has twenty-five years in the Real Estate business with the last seventeen years as a licensed attorney in the State of Texas. She currently holds several real estate designations including GRI, CRS, ABR, e-Pro, SFR.
Ms. Rickman graduated with Business Management and American Jurisprudence degrees from University of Houston and a Doctor of Jurisprudence degree from South Texas College of Law.
Prior to delving into the world of Real Estate, she worked in the chemical industry as a Branch Manager for Jones Chemicals, Inc. and served as Vice-President of the North Channel LEPC.
When not working she enjoys family, church, volunteering, travel and scuba diving to name a few.
Casey Kral
Senior Vice President
Casey Kral joined Catalyst Property Solutions in 2021 as an Acquisitions and Asset Management Officer with experience in both residential and commercial real estate industries. He is responsible for researching, evaluating, and analyzing information that will lead to the presentation of opportunities to potential investors. He is involved in marketing and underwriting that play an essential role in Catalyst’s business development including fee management, syndication, acquisitions, and dispositions of real estate.
Prior to Catalyst he worked at Marcus and Millichap for 2 years in the Self-Storage industry where he transacted over $10 Million dollars of Commercial Real estate. He also was a residential agent and acquisitions analyst for 2 years and was responsible for over $3 million dollars in transactions. Casey has received awards such as Pace Setter, Highest Earning Young Agent, and Highest Listing Young Agent, and currently holds the designation of Realtor®
Casey Kral graduated at the University of Houston in 2016 with a BBA in Finance, a concentration in Real Estate and Entrepreneurship, and a VP of the Undergraduate Real Estate Scholars.
