Paula Forshee

Chief Executive Officer

Ms. Forshee is founder and Chief Executive Officer of Catalyst Property Solutions.

Ms. Forshee is a graduate from Sam Houston State University and Delta Tau Alpha National Honor Society. She has over 25 years of experience in property management. She has served on the Houston Apartment Association Board of Directors, the Political Action Steering Committee and the Fair Housing Committee. She has also served as a National Apartment Association Delegate. She helped found and currently serves as President for the Grateful Americans Charity, aimed at helping combat Veterans suffering from PTSD rebuild their lives.

Ms. Forshee served as Chief Operating Officer for Gross Investments, a development and property management company. Her experience included reviewing the logistics of proposed development sites, underwriting, determining preferred unit mix, amenity offering, and product type. She oversaw the final construction punch team and ultimately positioned the property for permanent financing or sale. In 2006, she packaged and negotiated the sale of the Gross Portfolio of Properties leading to its acquisition by TVO North America and, thus, her subsequent employment. At TVO, Ms. Forshee served as Chief Operating Officer managing both the fee and owner-managed properties for private and institutional owners. Ms. Forshee oversaw the start-up of TVO Europe in the Czech Republic, and in 2010 she founded Catalyst Property Solutions.

Ms. Forshee's experience also includes HOA management, property acquisitions, overseeing property lease-up strategies, supervision of property renovations along with settling insurance claims ranging from $50,000 to $10,000,000 in restoration estimates. She has worked with clients and investors to position properties for the best possible sale in all property class types, including condominium conversions. Ms. Forshee also serves as a court-appointed Receiver, thereby preserving asset value, restoring tenant living conditions, and repositioning properties across the country.

Dawn Hynes

Director of Operations

Ms. Hynes joined Catalyst Property Solutions in 2010-2014 and rejoined in 2019 as Director of Operations with an extensive career on-site and multi-site operations in the multi-family housing industry. Her executive responsibilities center upon the operational stewardship of all fee and owner-managed multi-family communities, Homeowner Associations, and Single Asset Management in the Catalyst portfolio, which spans multiple states of the United States.

She is responsible for all facets of site operations and the corporate infrastructure of Catalyst. Responsibilities include leading a full team of corporate personnel and regional managers, monitoring property performance, and developing specific strategies to ensure owner goals are achieved. Ms. Hynes's experience includes predevelopment, new construction lease-ups, high-rises, mid-rises, gardens, senior living, renovations, mixed-use projects, receiverships, and foreclosures, resulting in a wide range of knowledge on all aspects of property management.

Ms. Hynes graduated from the University of Houston with a Bachelor of Business Administration degree in Management.

Jeff Forshee

Chief Operating Officer

Jeff Forshee started with Catalyst Property Solutions in 2015, where he led the Single Asset Management Division in Houston, Texas. He is presently Chief Operating Officer of Catalyst and oversees business operations, strategic planning, and manages financial controls and accounting procedures. In this position, he is strongly involved in the shaping of Catalyst and its clients' growth and performance.

He served 10 years in the United States Army as a Combat Engineer specializing in Mobility and Counter Mobility on the battlefield with two tours to Iraq. This position honed his problem-solving mindset and developed him to become a result-oriented strategic thinker. During his time in the military, he was awarded numerous awards and medals, including a Purple Heart.

Mr. Forshee has been dedicated to serving Team Catalyst’s clients with honor and integrity. To better serve Team Catalyst and its clients, Mr. Forshee has received several designations and licenses such as CAM, CAM-T, IROP, and Realtor®.

Jacob L. Scruggs

Owner, Blue Marlin

Jake opened Blue Marlin Maintenance & Services in May 2015. He is an HVAC state licensed contractor who has over 13 years of remodeling and build-out experience. He enjoys hunting and fishing in his free time and resides in Huntsville, TX, with his wife Lauren, their two children, and will welcome their third child in the upcoming new year of 2021.

Cindi L. Rickman, J.D.

Designated Broker

Ms. Rickman is a Real Estate Broker and Attorney. She recently joined Catalyst as the Designated Broker. She has twenty-five years in the Real Estate business with the last seventeen years as a licensed attorney in the State of Texas. She currently holds several real estate designations including GRI, CRS, ABR, e-Pro, SFR.

Ms. Rickman graduated with Business Management and American Jurisprudence degrees from University of Houston and a Doctor of Jurisprudence degree from South Texas College of Law.

Prior to delving into the world of Real Estate, she worked in the chemical industry as a Branch Manager for Jones Chemicals, Inc. and served as Vice-President of the North Channel LEPC.

When not working she enjoys family, church, volunteering, travel and scuba diving to name a few.

Casey Kral

Acquisitions and Asset Management Officer

Casey Kral joined Catalyst Property Solutions in 2021 as an Acquisitions and Asset Management Officer with experience in both residential and commercial real estate industries. He is responsible for researching, evaluating, and analyzing information that will lead to the presentation of opportunities to potential investors. He is involved in marketing and underwriting that play an essential role in Catalyst’s business development including fee management, syndication, acquisitions, and dispositions of real estate.

Prior to Catalyst he worked at Marcus and Millichap for 2 years in the Self-Storage industry where he transacted over $10 Million dollars of Commercial Real estate. He also was a residential agent and acquisitions analyst for 2 years and was responsible for over $3 million dollars in transactions. Casey has received awards such as Pace Setter, Highest Earning Young Agent, and Highest Listing Young Agent, and currently holds the designation of Realtor®

Casey Kral graduated at the University of Houston in 2016 with a BBA in Finance, a concentration in Real Estate and Entrepreneurship, and a VP of the Undergraduate Real Estate Scholars.

Single Asset Property Manager

Mrs. Bush joined Catalyst Property Solutions in May of 2014 as a Community Manager. She built her background in the Real Estate industry with experience in Property Management, Residential Leasing, and as a licensed Realtor® of Texas. As the Single Asset Property Manager, Mrs. Bush handles the day-to-day operations for all Single Asset Property accounts held at Catalyst.

Mrs. Bush is a Houston, Texas native. She studied at Kaplan University for two years as she worked towards a degree in Criminal Justice, which helped build her enthusiastic and sincere demeanor when working with clients and customers.

She is communicative, thorough, and detailed-oriented. Mrs. Bush will be by your side every step of the way throughout your investment, sell, and purchase.

Amy Bingaman

HOA Solutions Manager

Ms. Bingaman joined Catalyst Property Solutions in July of 2020 as the HOA Solutions Manager. She has built her background in the Real Estate industry, having experience in the Title Company Business, Residential Construction, Residential Sales, and as a licensed Realtor® of Texas. As HOA Solutions Manager, Ms. Bingaman handles the day-to-day operations for all HOA accounts held at Catalyst.

Ms. Bingaman is a College Station and Texas A&M native. She studied at Texas A&M Galveston for 2 years before returning to her hometown of College Station to continue her education at the main campus of Texas A&M. She worked towards a degree in Sociology and Psychology, which helped build her enthusiastic and sincere demeanor when working with clients and customers.

She is hardworking and strives to deliver the utmost professional care to clients, customers, and the community.

Oona Magallan

Service Center Manager

Mrs. Oona Magallan joined Catalyst Property Solutions on July 14, 2019, as the Service Center Manager. She has built her background in the real estate industry with professional acumen working directly with attorneys, title companies, and numerous HOA’s. Oona Magallan oversees Catalyst Property Solution's Service Department, assuring that all resident and owner calls are handled quickly, efficiently, and resolved to 100% satisfaction.

Mrs. Oona Magallan graduated from South Texas College with an Associates Degree to become a Paralegal. She has parlayed that degree working in the real estate industry and operational strategies at Catalyst Property Solutions.

She enjoys assisting residents and owners in resolving issues that arise and strives to ensure the best customer service is delivered.

Sen Zhang

Accountant

Sen joined Catalyst Property Solutions in 2016 as Corporate and Single Asset Management Division Property Accountant. He is presently Senior Corporate and Multi-Family Division Property Accountant of Catalyst and provides advice on financial control and accounting procedures. In this position, he actively works with the PM and VP of Operations to meet and exceed financial reporting requirements from executives and clientele, and continually improves operations and financial control using analytical methods and accounting expertise.

Sen is a Certified Management Accountant and is an active member of the IMA Houston Chapter. He graduated from The University of Texas at Dallas in 2014 with a Master of Science in Finance with Distinction and The University of California Santa Cruz in 2015 with a Master of Art in Economics.
